Roof Replacement Cost in Orlando, FL
Prices reviewed October 2026
Typical price for asphalt shingles. HomeBlue's Orlando cost data puts basic asphalt shingles on 2,000 sq ft of roof (20 squares) at $8,000 to $12,600. RoofingCalc's Orlando page puts architectural shingles at $10,000 to $15,000 for the same roof, and PITCH Roofing, which works in Orlando, lists architectural shingles at $5 to $9 per sq ft installed and says the average Orlando replacement costs around $14,000. Orlando is inland and outside the High-Velocity Hurricane Zone, but roofs here are still built to resist hurricane-force wind.
That range is for 2,000 sq ft of roof, not living space. A 2,000 sq ft one-story home with a garage usually has well over 2,000 sq ft of roof, so use the estimate below for your house.

Estimate a roof for your Orlando home
About 33 squares of roof (3,300 sq ft, including waste).
This works out your roof's size from the home's footprint, garage, overhangs, a typical 6/12 slope, and about 12% for cutting waste, then prices it with the per-square rates in the material table above. If a roofer has measured your roof, enter the squares from the quote to skip the size estimate. Permits and decking repairs can add to the total. The full calculator adds pitch, roof shape, and tear-off layers.
What affects roof prices in Orlando
- Orlando is outside Florida's High-Velocity Hurricane Zone, which covers only Miami-Dade and Broward counties, so roofers can use any product with a Florida Product Approval. RoofingCalc's Orlando page estimates that meeting local hurricane wind standards adds $800 to $3,000 to a job.
- Being inland doesn't mean being safe from wind. Hurricane Charley crossed Orlando in 2004 with a 105 mph gust at Orlando International Airport, and the National Weather Service reported roof tile damage across Orange County.
- Since January 1, 2020, every City of Orlando re-roof needs a dry-in inspection of the underlayment and deck nailing before the roof covering goes on. A missed dry-in can mean pulling up part of the new roof at final inspection, so make sure your roofer schedules it.
- Florida law bars insurers from refusing or non-renewing a homeowner's policy solely because of roof age when the roof is under 15 years old. Older roofs can qualify with an inspection showing at least five years of useful life left. (Florida Statutes s. 627.7011(5))
Storms that hit Orlando
- 2024
Hurricane Milton
Orlando International Airport recorded an 87 mph gust as Milton crossed Central Florida.
- 2004
Hurricane Charley
Orlando International recorded a 105 mph gust and Orlando Executive 85 mph, and both stations failed during the storm, so the true peaks were likely higher. Orange County saw widespread damage to houses, mostly from fallen trees, plus damage to porches, pool screens, and roof tiles.
Figures come from National Weather Service Melbourne storm reports, converted from knots to mph. Storm damage is a common reason homeowners replace a roof sooner than planned.
Roof permits in Orlando
- The City of Orlando's Permitting Services Division takes residential roof permit applications on its re-roofing form and says it responds within three business days. Fees are paid and inspections scheduled through the city's Permit Lookup tool.
- A recorded Notice of Commencement is required when the work is worth more than $5,000. Owner-builders must sign an Owner/Builder Declaration in person at the permitting office, 400 South Orange Avenue. Questions: 407.246.2271.
- An Orlando mailing address doesn't mean you're in city limits. Homes in unincorporated Orange County get permits from the county instead.
Help paying for a roof in Orlando
- The City of Orlando's Housing Rehabilitation Program serves income-qualified owners of single-family homes inside city limits. Repairs up to $20,000 are a grant, and larger jobs become deferred loans forgiven after 10 or 15 years if you stay in the home. The city doesn't list roofs specifically. Apply online through Neighborly; questions go to 407.246.2708.
- Statewide, My Safe Florida Home offers a free wind mitigation inspection and grants of up to $10,000 toward recommended roof, door, and window upgrades. It's for owner-occupied, homesteaded single-family homes, for low- and moderate-income households, and it pays by reimbursement after the work passes inspection. Our Florida guide covers how the match works.

Common questions
What is a dry-in inspection in Orlando?
It's a city inspection of the roof deck nailing and the secondary water barrier before the shingles, tile, or metal go on. Orlando has required it on every re-roof since January 1, 2020, and a roof that skipped it may have to be partly removed at final inspection.
How long does Orlando take to approve a roof permit?
The city says it reviews residential re-roof applications and contacts you within three business days. After you pay, it emails the permit, the inspection sign-off sheet, and the affidavit.
Can I replace my own roof in Orlando?
Owner-builders can apply, but they must sign an Owner/Builder Declaration in person at the Permitting Services office. The same dry-in and final inspections apply.
Is there help paying for a new roof in Orlando?
The city's Housing Rehabilitation Program gives grants of up to $20,000 and deferred loans for larger repairs to income-qualified owners of single-family homes in city limits. My Safe Florida Home is the statewide option.
